Main Street Station is the cutting edge of re-development in West Mesa as it is the first market rate new housing built along the light rail. Most of the other homes in the area were built in the 60's or 70's or earlier.
The wave had already started, but after the opening of nearby Sloan Park, home of spring training for the Chicago Cubs, in 2014, the sale of remodeled homes soared. Flippers scrambled to buy existing homes and become the beneficiaries of the brisk sales. Appreciation in the area was 10-13% in 2016. The trend has continued and current appreciation rates are much higher. Other investors look to the success of Main Street Station as the harbinger of other new development to come. Research shows that light rail is always accompanied by an economic surge. ASU will have two new buildings in Mesa coming in 2022, which will support both the ASU and city community by providing more spaces to network and explore arts and culture. The Studios at Mesa Center will consist of an Innovation District that provides entrepreneurial support for new and current businesses, which will be part of an $8.6 million project the city of Mesa approved last month. The second building is the ASU at Mesa City Center, which is a three-story, 117,795-foot building and will hold social cafes, screening theaters and collaborative spaces as well as film production studios for Herberger Institute for Design and the Arts students. The ASU at Mesa City Center will hold the new film production studios for Herberger faculty and students, immersion studios for virtual reality and large exhibition galleries. It will be ready for use in the fall 2022. As Downtown Mesa expands its already strong presence as a center for the arts and education by such projects as what Habitat Metro — known for Portland Place Condominiums, Portland on the Park and the recently opened FOUND:RE boutique hotel has planned.
